PHASE 1

Our process starts with Brackley being appointed as "preferred development partner" which follows a selection process, normally by either an interview, competition or a beauty parade.



Following selection Brackley will:
Agree Heads of Terms with the users or clients which outline what the users can expect from Brackley and what Brackley can expect from the users as detailed below.

Input Into Business Cases. Brackley have a number of web based tool kits available to assist in the writing of business cases for Practices to gain the necessary approvals from their PCT in order to make schemes happen. We can help with this is you would like us to.

PCT Approval and PCT Area. In order for Brackley to progress with the scheme we need an in principle decision from the PCT to support the Doctor’s move to enhanced premises. This enables Brackley to be able to identify a site of suitable size. These in principle approvals are required from the PCT during the early stages of our process, both agree the acceptable size of the proposed development and to give us all comfort that the funding will be available.

GP’s First Wish List. Following appointment as preferred developer, Brackley will discuss with the GPs and their staff their objectives for the new building. These can be very wide ranging covering location, car parking and the level of fixtures and fittings that are required and how to fund them. Much later we will agree colour schemes but we do listen to your aspirations early on so that we can get a feel for exactly what you want.

Find Site. Site finding in some areas can be one of the most tricky jobs in the whole of our process. Other times Doctors come to us with sites already identified and in some cases even purchased. Brackley have specialist site finding expertise ‘in house’ which means that we are well versed in finding innovative solutions to very real tricky problems.

Brackley have assembled a site on an industrial estate in the West Midlands, buying out 15 different tenants to create a site large enough for 4 separate GP Practices and also recently have been successful in getting planning consent for new surgery schemes on the outskirts of village locations on green belt land where more centrally located sites have not been available. We are well versed in this art, and deal with it daily.
