PHASE 3



Phase 3 is all about consultations and revision of plans. It can prove to be a difficult job for Architects to translate your ideas and aspirations from the briefing on to or into a plan, but rest assured we will not move from this section until we have:
A workable scheme: by this we mean one that can be built, it complies with statutory (Building Regs etc), it recognises the limitations of the site (boundaries and levels etc) and our contractors can build within our estimated "cost envelope".

That is Acceptable to Occupiers: here we mean that the scheme works the way that the occupiers want it to work, is medically efficient and will enable the occupiers to practice medicine the way that they aspire to, not the way that the existing building limits/restrains them.

Planning permission is thought to be achievable: without planning permission Brackley are unable to develop anything. Liaison with the Local planning Authority will have been ongoing throughout the process and by utilising our in house planning expertise we will be fairly sure of our ground here.

Without a ‘yes’ in each of these 3 boxes Brackley cannot move onto phase 4, and consultation and revision will continue.

It is not uncommon for plans to be revised up to 10 times before we reach a mutually acceptable and workable solution. Brackley are used to this and know that forcing the pace unduly or trying to break the tie of the partnership approach will not work.
