| First, medical approval from the PCT. Unless Brackley have done something fundamentally wrong, this is normally a formality. We are fully conversant with all aspects of primary care development guidance, and keep up to date with this (it is always changing). |

| | Second. The District Valuer is instructed following medical approval and we must achieve a financially viable rent. Brackley employ former District Valuers and deal daily with DVs up and down the country. We are fully aware of the levels of rent that we can expect in various parts of the country. We have made schemes, previously thought to be unachievable, happen by fully utilising these skills. If, unusually, we cannot agree a rent with the DV, Brackley can proceed at risk. This capability is unique amongst primary care developers, due to our very strong financial position. This enables Brackley to make things happen that others cannot.
